One desk for the whole life of a deal

Investors rarely need just one loan. A house gets bought with a flip loan, finished, leased, then refinanced into a 30-year rental loan; the rentals get rolled into a portfolio loan; the equity funds a ground-up build. Each program on this site comes from the same lender, so the refinance is lined up before you buy, and the second loan does not start from zero.

The calculators are the underwriting

Every calculator here uses the lender’s real rules: 1.05x DSCR on rentals, 90% of price and 100% of rehab on flips capped at 75% of ARV, the seasoning rule on a BRRRR refinance, 85% of cost on construction. When the numbers work on the sheet, they are close to what you will be offered. When they do not, the sheet tells you which limit is in the way.

Questions people ask

Do I need tax returns to get a rental loan?

No. A DSCR rental loan is qualified on the property's rent against the payment, plus your credit score (660 or higher). No W-2s, pay stubs or tax returns.

Can a first-time investor get these loans?

Yes. The DSCR rental, fix and flip and bridge loans have no experience requirement. Ground-up construction usually needs one or two prior builds.

Can I borrow in my own name?

The loans are made to a business entity, usually an LLC, with you as personal guarantor. You can form the LLC before closing.

Which states do you lend in?

47 states and Washington, DC. Not North Dakota, South Dakota or Vermont.

Can I use these loans on a home I will live in?

No. These are business-purpose loans for investment property only.
